Peak Season – Transforms Former Food World Building

IRONDALE, Ala. – Peak Season has more room to grow now thanks to a large-scale renovation and re-purposing project at the outdoor furniture manufacturer’s headquarters.

The commercial property at 2800 Crestwood Blvd. has been redesigned as an office park that will serve as the primary warehouse and distribution center as well as the corporate offices for Peak Season, Inc., a casual outdoor furniture and decorative accessory wholesaler. At the same time, the property maintained several longtime tenants and attracted newer ones.

“It provides Peak Season both a permanent home for our offices and over two times the warehouse and distribution space we had last season,” said Timothy M. Le Roy, CEO of Peak Season. “As well, the property already owned offers more than enough room to expand and grow as the need arises.”

The property – consisting of a vacant grocery store, two medium size retail spaces and retail strip center – had become a favorite canvas for local graffiti artists before PS Realty began the conceptual stage of the repurposing project more than 20 months ago. PS Realty purchased two parcels of property or 8.1 acres of land and the existing buildings in early February with the help of J.H. Berry & Gilbert, the Birmingham Business Alliance and the city of Irondale.

The major initial phase of changing its intended use and renovating the property was completed on Oct. 8. A ribbon-cutting and official grand opening is being planned for early spring 2015.

Peak Season and PS Realty recognized the value of the industrial property’s location directly off a state highway in a charming Southern community. SDR Studio and Prier Construction also collaborated with PR Realty for the project, which required the space to be modified drastically from its original intended use in order to meet requirements of the new use and at the same time allow major renovation. The mayor, city council and city government of Irondale, as well as citywide support of the project, confirmed Peak Season’s decision to make Irondale its permanent home.

“Additionally, the opportunity to take something existing in our community, re-purpose it, improve it and make it better just seems to be the right thing to do,” Le Roy said.
